Friday our SR finally called us and introduced us to our new PM (over the phone). We chatted for a little bit and I expressed my concern over the delays on the dry wall and the affect of the PM change on our timeline. Our PM tried to assure us that everything is under control and he is aware of all the changes etc. Our PM suggested meeting face to face once so that we can know each other better, I obviously wanted to meet him too, so we decide to meet today at the house. I asked them to give us a closing date so we can plan our lives around it. To that our PM said he wanted to check on few things over the weekend and he'll be in a better position on Monday (today) to give us a date estimate.
All excited, we went to meet our new PM. We liked him, he seemed very thorough and professional. The meeting lasted for a good 1 1/2 hr. We also discovered that our old PM has actually left Ryan homes, he obviously did not mention why, but I felt that he wasn't too happy with Ryan ways.
Our PM said that he is the kind of person who likes to communicate a lot and asked us to let him know if he was communicating too often. I said there cannot be "too often" or "too much" for us when it comes to our home! Then he addressed my concern about delay in the dry wall. Turns out there has been some issues with a city inspector who was giving them a hard time with framing inspection requirements. This was news to us, because we were always told by our SR that everything is on track! Anyway, he said they have been working on it and everything should be cleared out by next Monday and he wanted to have another meeting next Monday or Wednesday for us to check out the insulation etc (assuming we will be all set for that). We walked around the house, and he pointed out that our sewer, utility ditches etc were approved & closed and then we talked extensively about the master bath upgrade and he pointed few other things that needs to be fixed.
But then came the bad news....we estimated a closing date of September 15th! That is straight 3 weeks out of what we have been told till now. We told him that it's absolutely unacceptable for us as our rate lock expires on Sept 6th. He suggested that we compose an email listing all our concerns and the fact that we weren't informed of the major issues and send it to our SR and copy him and our NVR LO on it so they are all on same page. He promised to do everything is his power to expedite the process and said that an email coming from us would help him to get more resources for this project.
And one other thing he suggested was having a second Pre-dry wall meeting with him after the inspections are passed and when they are actually ready for dry-wall!
So that's that......At this point I'm just so tired.....that's all I feel right now.

:( That is so disappointing to be thrown off track like that. I would imagine NVR would be willing to extend the lock at no charge but you may have to fight for it. Unless it was your fault, then they are kind of obligated, especially since you didn't do anything wrong. Or you could always shop other lenders and lock with someone else if they wouldn't budge.
ReplyDeleteI really really hope they work with us for once! We already turned in the notice to vacate our apartment and all that! I known we can work with our apt people, but I just don't wanna extend or delay this process! Lets c how this goes....
DeleteIm tired too we know exactly how you feel. The same sort of thing happened to us with the whole rate lock situation. The good news is once its done its done you can move into your beautiful home and forget about all of this!!

DeleteYour new PM sounds awesome. I would definitely appreciate more communication. My PM answers the phone, texts and is prompt but unless I call him, he only calls me on Friday. Sounds like your new guy is a no nonsense get down and fix the problem kinda guy. Hopefully things will move right along now.

Wow!! sounds like your new PM is great... too bad you didn't have him from the start!! We are getting ready to submit it our notice to vacate and it makes me a nervous wreck!!! We haven't locked yet...still shopping and not locking until we are under roof!! Good luck to you! Sounds like PM is on it!
ReplyDeleteI completely understand...now! We weren't shown any sign of any possible delays...We asked them hundred times before locking the rate, just so that we can avoid this situation.

First thought is that how can he say he likes to communicate too much, that's setting oneself for failure as the home owner will be expecting daily updates and will be disappointed with any gaps in correspondence. I like the transparency aspects of this new guy, and I hope he continues that way. Sorry about the delay in closing, we are right with you on that one.. Pushing 3 weeks late at this point.

DeleteI was surprised too about what he said on communication, because our other PM was like "I'll try to communicate but if I don't, you should understand that I'm swamped". I'm trying not to get my hopes too high and I never rely on them for communication, I push my husband to text or email and start the conversation. And they have been pretty good in getting back....so if we have to keep doing that, we will!
I'm just pissed that even after asking repeatedly, we weren't informed of issues and possible delays upfront! I had very clearly mentioned that we would like to be informed, whatever it is good or bad! I hope with the new PM things will come around.
Congrats on the new PM!! It is probably going to make a world of difference in the rest of your build having someone who is on top of things!!! Hopefully things work out with the dates - keep us posted!!
