Disappointment....confirmed!

We heard from our SR and PM today (via emails). And they have "answered" all the questions.....

  1. The most important thing on our "issues list" was the master bath. I agree it was our over sight, we did not check the "standard" size before we signed. The verdict is that its too big of a change at this point of construction. Why am I not surprised? I just can't believe that after spending a fortune, I will have to live with a master bath I hate! I know it may not be that big of deal for some, but it is for me.
  2. When my husband asked about the roof, our PM said it was done. And my husband said that we checked it last night, it was still open at the top. Then our PM corrected himself and said that they kept it that way for some inspection, and we have passed it, so now they will work on finishing the roof. Why were we not informed about this roof inspection in our last week's status update meeting?
  3. When asked about the stuff growing on the wood, our PM said it's a minor thing, they will fix or replace the affected wood. Is that really minor?
  4. Our SR had a meeting with our LO @ NVRM and her boss, to discuss our concerns with their ever increasing rates. Apparently NVRM said they will do their best to compete with the other GFEs we got from other lenders. However. we are getting daily emails from our LO, with the day's rate and nothing really changed there. And of course, RH has repeatedly reminded us that their "preferred lender credit" is tied with NVRM, even though they are a rip-off!
There are few other things, that our PM will be "addressing" (which doesn't really mean "fixing") at our pre-drywall meeting which may be this Friday sometime...... I don't even know if I want to have any meetings anymore. At this point, I'm completely done with Ryan Homes and NVRM! They keep saying "we are here to make you happy" apparently I'm in tears right now.

  1. Oh goodness I know how you feel I have been in tears a few times throughout this process and Im still stressed out! Hopefully things will get better I am glad they are replacing the moldy wood and finishing the roof. You may be able to find a contractor that can replace the tub after you close if its not too pricey. They do try to get you in using their lender to get their incentives but if your not happy with things I would go to another lender. Wait until your meeting Friday and see how you feel after maybe he will be able to fix a few things without them knowing? Hang in there.

    1. Its just that, I'm so tired of hearing "NO" to everything little thing we ask! Its like they are doing us some favor you know!
      I'm ok with losing that so-called credit. We will still get a better deal with other lenders.

  2. I am so sorry to hear about your disappointing news!!

    Here is my attempt at making you feel better about the master bath =)

    Think about it this way... if this is your "forever" home then you will probably want to update the bathroom at some point anyway. When that time comes you will be able to get whatever you want and you won't have to pick from just "Ryan's options". And the money you saved by not upgrading now can be spent towards making the master bath of your dreams!!!!

    If this not your forever home, then consider it your starter bathroom. The next home you build you will know exactly what you want, what questions to ask, ect.

    I know that doesn't make it better, but hopefully it helps a little!! Keep your head up, and focus on the things you love about your new home!! It is going to beautiful!!

  4. I'm sorry you are bummed about the master bath. My master bath is pretty tiny too and when I stood in it, it shocked me a bit but overall I'm ok with it. I kinda wish my master bedroom wasn't as big and my bathroom was bigger but oh well. I think when it's done it won't really be an issue. I am glad we upgraded to the listello tile and glass shower as I think it will make it feel a bit bigger...but we'll see. Don't worry, it will all come together in the end. Did you ever walk through a model home Lincolnshire? We did walk through a model of our home and I don't remember feeling that the master was small so it's likely that it just looks small now because it's not finished.

    1. We din't! Ours is going to be the first Lincolnshire in this area... We had an idea of things as our SR kept comparing out plan to the model as they have similar footprint! What irritates me is that we specifically talked about the tub in the master! I told him that I don't care about the tile surround, as long as I have a good size tub and shower. We chose the upgraded tub to add the jets. He kept saying it'll be a tiny little smaller that the one in the model (which is a great size). Anyway, I should have insisted on seeing it, I guess. So much for trusting them.....

  6. About the "mold" suspicion you seen. We seen that as well. Our PM told us it was actually mildew from the moisture and home being open. They clean it up before drywall. He said that the home has to be inspected before drywall is placed and inspectors would not allow black mold so if it was indeed in any circimstance that. Which isn't likely they would replace it all! So I hope that helps. Doesn't sound like your PM is very thorough with his answers sometimes ;/

    Your bath is bigger than mine! We didn't upgrade. We only did the double sink ;)
